WHY USE A BUYERS'S AGENT?

A lot of people these days
are trying to find their new home on their own with the
help of the Internet. Of course you know exactly what you're
looking for and you don't need a Realtor picking a house
for you; but there are a few reasons why a Buyer's Agent
can be an enormous asset:
- A Buyer's Agent works solely
for you the buyer; however, the Buyer's Agent is paid
by the seller through a predetermined sales commission
offered in the seller's listing agreement. (If you do
not use a Buyer's Agent, that commission goes to the listing
agent.)
- If you make an offer on a property
with the listing agent, that agent's goal will be to get
the highest price for the seller and terms that benefit
the seller. A Buyer's Agent will negotiate on your behalf
to achieve the lowest price with the best terms for you!
- A good Buyer's Agent will research
comparable sales in the area for the property you want
to buy and show you the results to help you determine
the best price.
- Internet real estate information
is often unreliable. Many of the real estate sites available
to the general public are rarely updated; consequently,
some of the houses listed for sale have been sold for
several months in some cases.
- Realtors have access to up-to-date
information, including homes that were listed on the same
day as the search. In a high demand market it will be
an absolutely necessary for you to have the latest information.
- Realtors are able to acquire
more information about a particular property than the
general public. A good Buyer's Agent can tell you how
long a property has been on the market, if the price has
recently changed, if offers have already been made on
that property and many other details unavailable on Internet
sites.
- A Buyer's Agent can be your eyes
while you're at work. In a fast moving market it will
be important to view properties as soon as they come on
the market. A good Buyer's Agent will preview properties
for you while you're working and report that information
to you.
- A good Buyer's Agent will not
be able to pick your house for you but once he or she
has viewed a few properties with you, your agent will
be able to eliminate completely undesirable properties
and save you the time and trouble of chasing worthless
leads.
