HOW MUCH IS MY PROPERTY WORTH.

The first step in selling your home is deciding what your price will be. In real estate sales we use a technique known as the Comparative Market Analysis. We evaluate your property using many of the tools professional appraisers use: comparable sales, competitive listings in escrow, square footage, location, amenities, and the general condition of the property. Unlike the appraiser we also consider current market conditions by considering how many homes similar to yours are already on the market and at what price.

When we analyze the potential price of a condominium or townhome we can often find an exact match that has sold recently. When comparing single family homes its usually difficult to find an exact match. For that reason our estimate of price is generally indicated as a range. The low end of that range would be appropriate for a quick sale and the high end would be considered if you were willing to wait a little longer. The price you ultimately receive, of course, will depend on your motivation, the motivation of the buyer, and market conditions at the precise time offers are received.
Its possible to compile this information yourself from Internet sources and use your common sense to find a workable price range; however, your Expercent Real Estate Specialist has the advantage of up-to-the-minute information and market insight that can only be gained by consistently watching the housing market on a daily basis. Simply fill out the CMA Form and within 24 hours a member of the Expercent Team will respond to your request.
