Trying to time the sale of your home with market expectations is a difficult process and largely unnecessary. Southern California is very fortunate to have a consistently active housing market. We have such a large diverse community of people there is always someone ready to buy. Some people try to time the sale or purchase of their home with
summer vacation when kids are out of school. For this reason there is a slight surge of buyers right before summer, but there's no way of knowing if one of those buyers is right for your home. It may be your best buyer is waiting until after summer to buy. Remember, selling your home and buying a new one can be a process that takes a few weeks or a few months, depending on whether or not your buyer has to sell a house before closing on yours and how long an escrow period is needed on your new purchase. The right time to sell your house is when you're ready. The downside of trying to time your sale with summer vacation will be the possibility of more homes competing with your sale and the inevitable disappointment if things drag on longer than you expected.
